Cornerstone Named to Midwest Real Estate News Best of the Best List!
Midwest Real Estate News recently released a list of the region’s 75 Top Property Management Companies. Cornerstone Companies, Inc. (Cornerstone) came in at #56 on the list, managing approximately 5,000,000 square feet of medical space! Cornerstone has come a long way in our 35-year existence. When I started with the company 12 years ago, Cornerstone managed medical office buildings that totaled approximately 1,500,000 square feet with about 25 people. Today, Cornerstone employs over 100 full-time healthcare real estate associates and is routinely recognized as one of the best integrated healthcare real estate platforms in the country. In the past 12 years, Cornerstone has gone from having a small, Indianapolis office to now having offices in Indianapolis, IN, Columbus, OH, Detroit, MI, Louisville, KY and Charlotte, NC!
One thing that may get lost a little in that “Best of the Best” list is that Cornerstone ONLY deals in healthcare real estate and only manages medical space. Cornerstone recognized very early on that healthcare real estate is a very specialized category within the real estate industry. The mechanical, electrical and plumbing systems that make up a medical facility can be extremely complicated. To this point, when something goes wrong with a medical facility, it’s very different than when something goes wrong in an industrial, retail or general office space. Our healthcare tenants rely on Cornerstone to keep their offices, clinics, surgery centers and hospitals up and running 24/7 so they can concentrate on what matters most…. treating their patients. To service these specialized healthcare facilities, Cornerstone has assembled the best team of facility technicians in the country.
Of the approximately 100 employees at Cornerstone’s integrated healthcare real estate platform, close to half of these are the “boots on the ground” engineers that work on that almost 5 million square feet of medical space every day. Their jobs don’t go from Monday to Friday, 8am to 5pm. They’re on-call 24 hours/day, 7 days/week, 365 days/year. Our technicians are implementing preventative maintenance programs, updating State Books, working on cooling towers/steam boilers, checking medical vacuum pumps/medical gas manifolds and checking particle counts. In addition, it is imperative that our facility teams understand the impacts of physician vs hospital licensing and ensure that a building adheres to regulations and standards set by the Board of Health and third party licensing organizations.
In addition to the facilities team, Cornerstone also has approximately 30 top flight associates on our property management team. These are the Senior Property Managers, Property Managers, Assistant Property Managers and Property Administrators that oversee our entire property management portfolio. We leverage state-of-the-art software platforms such as Yardi and Angus Systems to help automate and streamline our property management processes and integrate with our tenants and facilities team.
