Overview
Dawes Fretzin Dermatology Group is one of the leading dermatology practices in Indianapolis. Their new medical office building is situated next door to Community North hospital on Shadeland Avenue and serves as a clinic, research facility and Mohs surgery treatment center.
Challenge
As a small group of doctors who had never undertaken a project of this scale, Dawes Fretzin was unfamiliar with the development process. They brought Cornerstone on board to help find a site for the new location, secure financing for the project and oversee construction so they could continue to focus on patient care. Staying under budget, drafting an operating agreement that clearly defined ownership structure for the MOB and completing the build on time were all crucial factors for this project.
Solution
Cornerstone walked the Dawes Fretzin physicians through development and construction for the new facility, helping them make pivotal decisions and avoid setbacks. A site was selected near the hospital, and Cornerstone’s brokerage team assisted in purchasing two adjacent lots to ensure adequate patient parking. When the building design Dawes Fretzin had previously settled on proved to be more expensive than they anticipated, Cornerstone suggested revisions to the exterior facade that brought costs down and fit with their modern design.
Thanks to decades of experience in medical real estate, Cornerstone was able to deliver the building on time and under budget. Our team also assisted their attorney in the creation of a rock-solid operating agreement, providing industry-specific insight based on years of experience working with physician groups. We continue to work closely with their team, offering support in terms of property management.
